Lawrence Board of REALTORS® Releases Home Sales Figures for December 2025
Homes sales in the City of Lawrence fell by 17.5% in December compared to the prior year. Sales in December 2025 totaled 66 units, down from 80 in 2024.
Among existing homes, 63 units sold in December, a decrease of 13.7% from 73 units that sold in 2024. The average sale price of existing homes was $379,121. This represents an increase of 19.7% from the December 2024 average price of $316,831.
For new construction, 3 sales occurred in December, down from 6 units the prior year, a decrease of 50.0%. The average sale price of new homes in December was $331,633, down 32.7% from the same period last year.
A total of 40 contracts for sale were written in December 2025, down from 51 in December 2024. This is a decrease of 21.6%. Contracts written during the month reflect, in part, sales that will close in the near future.
The inventory of active listings in the City of Lawrence stood at 146 units at the end of December, which is up from 122 homes that were on the market at the end of December last year. At the current rate of sales, this figure represents 1.8 months' supply of homes on the market.
According to Erin Maigaard, President of the Lawrence Board of REALTORS®, “Looking back at 2025, sales reached 1,000 homes sold, and were a 4.4% increase over sales in all of 2024. The MLS reported 1,240 new listings during the year, compared to 1,273 last year. For the year, the Median Sale Price inched up to $320,000, which was a modest increase of less than 2% from last year. Year-end numbers look positive; however, recent months show a different trend with August being the last month home sales increased over the same month in the prior year. Housing inventory remains tight but is poised to grow as Seller’s prepare for the spring market.”
