Listing Requirements of the Lawrence MLS

When to Input a New Listing:
MLS Rules & Regulations require the Listing Agent/Broker to submit all new listings to the service (MLS) within one (1) business day from the listing date or Seller’s signature date on the Listing Agreement, whichever is later. The listing will be considered submitted to the MLS at the point in which it is input into the Paragon System and assigned an MLS#. A fine of $25* will be assessed if not submitted to the LMLS in the required time.

* A second violation of any MLS Rule & Regulation within a 12-month period will result in a fine of $250. A third violation of an MLS Rule & Regulation within a 12-month period will be forwarded to the MLS & Rules Committee for review and determination of next steps. Any violations after three will be presented to the Board of Directors for review and subsequent disciplinary action.

Uploading the Listing Agreement:
A completed Listing Agreement is required to be uploaded into Associated Documents of the listing in Paragon under the Document Type: Listing Agreement IMMEDIATELY at the time of Listing input. If not uploaded, the Paragon System will create an error message that needs to be checked/resolved. A $25 fine will be assessed if the Listing Agreement is not uploaded in the required time, or remains incomplete (missing signatures, incomplete address, incomplete dates, etc.).

* A second violation of any MLS Rule & Regulation within a 12-month period will result in a fine of $250. A third violation of an MLS Rule & Regulation within a 12-month period will be forwarded to the MLS & Rules Committee for review and determination of next steps. Any violations after three will be presented to the Board of Directors for review and subsequent disciplinary action.

Uploading the Seller’s Property Condition Disclosure:
It is the responsibility of the agent to upload a signed Seller’s Disclosure into Paragon within 24 hours of the listing being assigned an MLS number. A $25* fine will be assessed if not uploaded in the required time. The absence of a Seller's Disclosure must be communicated by uploading a blank page 1 of the Seller's Disclosure, with the phrase similar to "Seller will not provide" across the page, and must be done in the same 24-hour timeframe.

* A second violation of any MLS Rule & Regulation within a 12-month period will result in a fine of $250. A third violation of an MLS Rule & Regulation within a 12-month period will be forwarded to the MLS & Rules Committee for review and determination of next steps. Any violations after three will be presented to the Board of Directors for review and subsequent disciplinary action.

Change Form Requirements:
A Change Form is required to be uploaded into Associated Documents of the listing in Paragon using the Document Type: Change Form for changes that are germane to the Listing Agreement (see below) within one (1) business day of the change. A fine of $25 will be assessed if not uploaded in the required time.

Changes Needing a Change Form authorized by the Seller include, but are not limited to the following:

  • Price Change
  • Extension of the Listing
  • Withdrawn Listing
  • Cancelled Listing

A third violation of an MLS Rule & Regulation within a 12-month period will be forwarded to the MLS & Rules Committee for review and determination of next steps. Any violations after three will be presented to the Board of Directors for review and subsequent disciplinary action. 

Status Changes:
Any change in the status of a listing (Under Contract, Sold, Cancelled, Withdrawn, etc.) must be input in Paragon within one (1) business day of the change. A fine of $50* will be assessed if a status change is not reported in the required timeframe. 

* A second violation of any MLS Rule & Regulation within a 12-month period will result in a fine of $250. A third violation of an MLS Rule & Regulation within a 12-month period will be forwarded to the MLS & Rules Committee for review and determination of next steps. Any violations after three will be presented to the Board of Directors for review and subsequent disciplinary action.

Posting of Sold Information:
Upon closing, Sold information must be input in Paragon under the Sold Tab (fields 181-193) and is required within one (1) business day following the closing dateA $50* fine will be assessed if not updated in the LMLS in the required time.

* A second violation of any MLS Rule & Regulation within a 12-month period will result in a fine of $250. A third violation of an MLS Rule & Regulation within a 12-month period will be forwarded to the MLS & Rules Committee for review and determination of next steps. Any violations after three will be presented to the Board of Directors for review and subsequent disciplinary action.

  • Clear Cooperation Violation =$50.00
  • Incomplete Listing Agreement; Incorrect Price = $25.00
  • Incomplete Listing Agreement; No Address = $25.00
  • Incomplete Listing Agreement; No Dates = $25.00
  • Incomplete Listing Agreement; No Signatures = $25.00
  • Late Status Change for Sold = $50.00
  • Late Status Change for Under Contract = $50.00
  • Late Status Change for Withdrawn = $50.00
  • Late Status Change for Cancelled = $50.00
  • Late Submittal of Listing to MLS = $25.00
  • No Authorization to Withhold = $50.00
  • No Change Form = $25.00 (price, extension, withdrawn, cancelled)
  • No Listing Agreement = $25.00
  • No Seller’s Disclosure after 24 hours = $25.00

Do not share MLS Access

From Section 12.2 of the Rules & Regulation of the Lawrence Multiple Listing Service.
"Any MLS information, whether provided in written or printed form, provided electronically or provided in any other form or format, is provided for the exclusive use of the Participant and those licensees affiliated with the Participant who is authorized to have access to such information. Such information may not be transmitted, retransmitted, or provided in any manner to any unauthorized individual, office, or firm."

Participants and/or Subscribers who provide Paragon Access and share MLS Information with a non-member can receive disciplinary action from the governing body, including fines up to $15,000, suspension or termination of MLS rights, and additional unpaid fees.
