Jill Ballew
2025 REALTOR® of the Year
Stephens Real Estate
Nomination Letter 1:
Jill is a powerhouse! A top producer in our market, consistently delivering results in Lawrence and the surrounding communities.
As LBOR President (2024) she helped us navigate a challenging market and all the changes that came as a result of the NAR settlement.
She is active in our community and serves in multiple ways, sharing her passion with Junior Achievement, United Way, her local church, and much more.
Jill is eager to collaborate with her colleagues and assist newer agents in ramping up their businesses, all while growing her own year over year.
From seasoned clients to new-to-market buyers, she communicates effectively and helps pave the way for a smooth transaction. She is a leader in her office, in her community, and in our market. I believe she is so worthy of this honor, and would be a celebrated recipient for REALTOR of the year!
David Dunn - Stephens Real Estate
Nomination Letter 2:
Dear Selection Committee,
It is with great pleasure that I nominate Jill Ballew for the prestigious 2025 Realtor of the Year Award.
Jill is a true professional. She has established herself as an incredibly valuable member of and leader within the membership. Jill is a consistent high-production agent who maintains fantastic relationships with members of our association as well as others. She is • a very thoughtful, intentional, and organized Realtor who is often able to avoid conflict due to these skills. When conflict is unavoidable, she will effectively communicate, collaborate, and assist parties in focusing on a solution. These traits are also highlighted in her tendency for error-free transactions.
Our membership was incredibly fortunate to have Jill serving as President of our board in 2024. Her leadership through the transition of pre/post-settlement and her efforts with the implementation of new forms and rules had a calming effect on our membership and local industry. Collectively, we would not be in the position we currently are without Jill's service.
Jill continues to be a high-producing Realtor and strengthens the Realtor image with every engagement and transaction she participates in. She also promotes the profession through her tireless work in the community through numerous volunteer opportunities, including being a Junior Achievement board member.
Thank you for the opportunity to nominate the most deserving recipient for the 2025 Realtor of the Year award.

Zach Dodson
2025 Salesperson of the Year
Stephens Real Estate
Nomination Letter:
Zach came to the industry from the field of Education and this is evident in his interactions with clients. He is calm and patient with them as they ask questions and work their way through the process of buying or selling. It is this deliberate approach that is basis for his propensity for error free transactions which is the second criteria. He is a member of both the Sunflower and Heartland MLS's, in addition to the LMLS, and does a fantastic job of keeping everything straight with differing paperwork and regulations. Zach takes pride in his work and it shows.
Professional conduct has always been a strength of Zach's, including during Sales Negotiations. With the volume that he produces, there will inevitably be a tough situation from time to time, which is referenced in the fourth criterion, "ability to cope with problems associated with sales transactions". His calm demeanor tends to help de-escalate situations and allow the parties to work through them effectively.
It isn't all Real Estate all the time with Zach. He and his wife, Miranda, are busy parents of 4 children. In addition to Sales and family, Zach also gives back to·our profession and our community including terms on the Board of Directors, 1 Million Cups Organizing Committee, his Church, and he still finds time to coach youth sports.
I hope you all agree that Zach Dodson is deserving of the 2025 Salesperson of the Year Award.

Tom Harper
2025 Mary Jones Good Neighbor Award Recipient
Stephens Real Estate
Nomination Letter:
Dear Selection Committee,
It is with great pleasure that I nominate Tom Harper for the 2025 Good Neighbor of the Year Award.
Tom has long been a community asset, but since joining Stephens Real Estate in 2001, he has uniquely intertwined his professional life and his desire to serve his community. He continues to make an extraordinary impact on our community in the typical ways. He shares his time, talents, and treasure with numerous causes and organizations, including The Ballard Center, Theatre Lawrence, Kansas Land Trust, Watkins Museum of History, and Friends of the Kaw, among others.
However, this involvement only begins to tell the story of his impact. Tom has a unique passion for this community, its neighborhoods, and the structures that hold its history. Tom is a founding member of Lawrence Modern, involved with Lawrence Preservation Alliance, instilling awareness, and writing nominations for properties. Has been a key supporter and participant in the creation and promotion of the
'Embattled Lawrence' book series.
Tom has developed a strong social media following of neighbors who are drawn to his ability to tell and share stories that engage and strengthen communities and neighborhoods. He has expanded his presence as a contributing writer for the Lawrence Times. It is uniquely special that he uses these platforms not for self-promotion, but to share the stories & success of others.
A true cheerleader of our community and the neighbors within by connecting people through architecture, business, city happenings, events, & concerns. He is frequently stopped around town by people whom he has never met, members of our community who, without Tom, would not feel as connected to the place they call home.
Thank you for your consideration of Tom Harper as the 2025 Good Neighbor of the Year recipient.

Regan Flood
2025 Newcomer of the Year
Stephens Real Estate
Nomination Letter 1:
Dear Selection Committee,
I am thrilled to nominate Regan Flood for the 2025 Newcomer of the Year Award.
Regan has not only been a fantastic addition to Stephens Real Estate, but to the entire Lawrence real estate community. While Regan has yet to complete her first year, she has already had a positive impact on our industry. Regan has a positive attitude and outlook that is infectious to everyone she interacts with. She immediately sought opportunities to connect with and grow relationships with those in the office and the membership. Attending and supporting events. She is involved with the Lawrence Realtors Community Foundation/Charity Classic Committee and will serve as a Trustee for 2026-2027. I also anticipate her serving as a director before we know it. Regan is always eager to help wherever needed around the office. She also shares her talents within the community, including volunteering at Corpus Christi, the Seeds of Hope, and is a member of the First 5 Years Board at First Presbyterian. All while raising two young children.
Regan has the ability to connect with people and make both novice and seasoned buyers & sellers feel at ease as she assists them through complex transactions. She is eager to learn and grow within the profession. She has closed more than $4 million in production through her first 11 months and has two more closings scheduled before the end of the year.
Regan is the type of Realtor who improves the reputation of all of us, and I am excited to see what great things she will accomplish and the ambassador to our profession she will be. I can't think of a more deserving candidate.
Thank you for your consideration of Regan Flood as the 2025 Newcomer of the Year recipient.
Oliver Minnis - Stephens Real Estate
Nomination Letter 2:
Regan has had a fantastic first year! She is focused on building her business and meetingclients' needs. She has excelled for sure! In her second year, she will be off and running, serving as a Trustee on the Lawrence REALTORS® Community Foundation, and I know she started serving on the Charity Classic Golf Fundraiser as well.
Her willingness to ask questions, learn, and implement those resources will allow her to thrive. I think Regan is a tremendous candidate for Rising Star and ultimately worthy of Newcomer of the Year, given her first-year production.
David Dunn - Stephens Real Estate
Rising Stars: Each of these agents was nominated by their Broker and achieved a minimum of $2 million in sales production, or 12 transactions in their first full year as a real estate professional.
